Legislation and Energy Assessor
Energy Assessors measure the energy efficiency of a building. Measurement is based on the construction of the building’s fabric and the efficiency of the heating, lighting and ventilation within the building.
An Energy Performance Certificate indicates the building’s energy performance in a clear concise format, similar to that found on electrical appliances.
All information collected is input into National Calculation Method, software for production of the Energy Performance Certificate and a Recommendation Report.
Boundary Disputes
Collating all relevant information onto a single plan and/or into a report we can present a clear concise view of our findings for a given situation, and we will liaise with your solicitor, along the way to minimise the instance of minor disagreements becoming major disputes.
Dilapidations
Working in partnership with Landlords we can prepare the appropriate Schedule for a given situation, be it an 'in going' Schedule of Condition, Interim Schedule or outgoing Terminal or Final Schedule.
Acting for tenants we can prepare for you an initial assessment of your potential Dilapidations Liability as your lease progresses, allowing informed business decisions prior to any approach from a Landlord. Conversely we can review all documentation, including any served Schedules, to minimise your liabilities under the terms of the lease.
Party Walls
We are usually appointed by the building owner proposing to undertake works though we act independently to protect yours and your neighbours’ interests during the process of the works.
Liaising with your neighbours we can gain agreement to works before they start, including recording current condition of both properties for future reference if the need arises. We also liaise as works progress, and finally at completion ensure the works conform with initial intentions and without detriment to the condition of either building.
Disabled Access Audits
Undertaking a review of the “journey” into and around a given property or building we can review possible adjustments to improve overall access by the public and likely costs of implementation.
We can also apply our experience to the preparation of full Access Statements to support both Planning and Building Control Applications.
Fire Risk Assessments
We aid both employers and landlords alike in undertaking fire risk assessments to identify any non-compliance and provide appropriately prioritised actions in relation to fire fighting equipment, means of escape and their ongoing maintenance via both a tabulated report and annotated layout plan.
